Frequently asked

Answers before you call.

Can I get a mortgage if I’m not a UK national?

Yes. Many lenders accept applicants with a visa, or with pre-settled or settled status under the EU Settlement Scheme. Requirements vary — some lenders look at how long you have lived in the UK and at your credit history. We'll assess your situation in a free consultation.

Do I need a deposit?

Not necessarily. Some lenders offer mortgages without a deposit, so not having one doesn't mean you can't buy. Having a deposit usually gets you a lower interest rate. If you do have one, it needs to come from a verifiable source — savings, a gift from family or the sale of a property. We'll look at which options suit you.

How much can I borrow?

Depending on your income, profession and the lender, you may be able to borrow up to around 5.5 times your combined annual income. The final amount depends on your commitments, outgoings and credit history. Our mortgage calculator gives you a quick estimate.

How long does the mortgage process take?

From application to mortgage offer usually takes 2–4 weeks, and a full purchase through to completion typically takes 8–12 weeks, depending on the solicitors and the property chain.

Can I get a mortgage if I’m self-employed?

Yes. Most lenders want two years of accounts (Tax Calculations and Tax Year Overviews), but some accept one year. Limited company directors can be assessed on salary and dividends or on company profits.

What documents will I need?

Photo ID, proof of address, your last 3 months of payslips and bank statements, your P60 and proof of deposit. If you're self-employed, Tax Calculations and Tax Year Overviews. We'll give you an exact list after your consultation.

How much do your services cost?

The initial consultation is free. A standard broker fee of £699 is payable for mortgage advice; we will agree when it is payable before any work starts.
